Search Alerts


The PSG online ordering system, PSG Connect is enhanced with a Search Alert system which is designed to support your compliance with part 5.4.2 of the Lenders Handbook and the SRA’s and CLC’s Code of Conduct.  Search Alerts help identify locality specific risks and information in the vicinity of your subject property which you should consider as part of your due diligence.  Our search alerts are provided by either Terrafirma or Landmark Information Group.

Each with it own parameters, products that have a search alert are as follows:

 

MINING/SUBSIDENCE

Coal: This search alert uses data provided by the Coal Authority. The alert is site specific and will flag if the subject property is in an area affected by coal mining activity.

Cheshire Brine: This search alert uses data provided by the Cheshire Brine Subsidence Compensation Board, to highlight areas in Cheshire and Greater Manchester that are liable to subside as a result of activities of the salt industry. The alert is site specific and will flag if the subject property falls within the Cheshire Brine Compensation District.

Brine Extraction (outside of Cheshire Brine Compensation District): This search alert uses data provided by the relevant Local Authority. The alert flags if the property is within an area where the presence of brine extraction workings could cause subsidence damage. 

China Clay /Ball Clay: This search alert uses data provided by the relevant Local Authority. The alert is site specific and flags if the property is within an area where the presence of (Ball and China) clay workings could cause subsidence damage.

Tin: This search alert uses data provided by the relevant Local Authority. The alert is site specific and flags if the property is within an area where the presence of disused underground tin workings could cause subsidence damage.

Limestone: This search alert uses data provided by the relevant Local Authority. The alert is site specific and flags if the property is within an area where the presence of disused underground limestone workings could cause subsidence damage.

Mining and Subsidence: This search alert uses various datasets to identify Mining and Subsidence hazards from one or more of the following sources:

  • Former Mining
  • Brine Extraction or Salt Mining
  • Infilled land and Landfill
  • Natural ground Instability Hazards
  • Insurance claims associated with Subsidence

The parameters of this alert are dependant on the datasets where the potential risk is found and can be site specific or within a 250m buffer. The alert will flag if the property is in an area that could be impacted by ground instability hazards or if subsidence insurance claims have been identified.

Mineral Extraction: Our Mineral Extraction alert data is supplied by Terrafirma, as part of their TerraSearch® range. The alert will flag if the property is, or has ever been, affected by over 60 minerals and mining hazards within a 250m radius. If the alert returns a positive result for coal mining, the radius is reduced to 25m.

 

RADON

This search alert is based upon combined datasets from Public Health England and British Geological Survey (BGS). This dataset shows the probability of high radon levels in homes, based on 1 km squares of the Ordnance Survey grid, differentiated into 6 probability bands from below 1% to more than 30%. The alert is site specific and flags if the property is within an area that is considered to be radon affected.

 

FLOOD

This search alert uses a variety of sources to determine potential flood hazard which may be from one or more of the following sources:

  • surface water
  • rivers or sea
  • groundwater
  • historic flooding
  • previous flood-related insurance claims

The alert will flag if the property is within 50m of an area susceptible to flooding.

 

RAIL NETWORK INFRASTRUCTURE

High Speed 2 Rail: The HS2 search alert data comes from HS2 Ltd and the Department for Transport. The alert identifies areas of land safeguarded by HS2 and includes Phase 1 and Phase 2 of the route. The alert will flag if the property is within 2km (for urban areas) or 4km (for rural areas) of this safeguarded designation.

Crossrail Link: This search alert uses data provided by Crossrail Ltd to identify areas of land safeguarded by Crossrail, including the proposed line and areas flagged for development. The alert will flag if the site is within 2km of this safeguarded land.

 

ENERGY EXPLORATION AND INFRASTRUCTURE

Energy Exploration: This search alerts uses data provided by the Department of Energy and Climate Change. The alert returns a positive result if the property/site is within any block of land licensed by BEIS for Oil and Gas exploration activities or if the site is located within 4km of a drilling well location.

Windfarm and Turbines: This search alert uses a combination of data provided by the Department of Energy & Climate Change, RenewableUK and recent OS maps. The alert will flag is the site is within 4km of either

  • an existing/planned wind farm/turbine or;
  • planning applications associated with a wind power development.

Solar Farms: This search alert uses data from the Department of Energy and Climate Change. The alert with flag if the site is within 2km of either

  • a current solar farm or;
  • the location of any active planning applications associated with solar power developments.

Renewable Power Plants: This search alert uses data from the Department of Energy and Climate Change. The alert with flag if the site is within 2km of either

  • a current renewable power installation (other than wind or solar) or;
  • the location of any active planning applications associated with such developments.

 

PLANNING

Residential Planning Applications (Small): This search alert uses data provided by Barbour ABI and is specific to small residential planning applications of generally less than 10 dwellings. The alert will flag if smaller residential planning applications have been identified nearby the property. This could include minor applications and alterations very close to the property (50-250m), as well as small scale new build developments up to 100m from the property.

The search is conducted on the last 7 years of planning application data. This data is updated on a weekly basis.  

Residential Planning Applications (Large): This search alert uses data provided by Barbour ABI and is specific to large residential planning applications of more than 10 dwellings or applications that are currently unclassified. The alert will flag if larger residential planning applications have been identified in the vicinity of the property. This considers new build developments of over 10 dwellings within 250m but any very large developments will be included if they are within 750m.

Non-Residential Planning Applications (Small): This search alert uses data provided by Barbour ABI and is specific to small non-residential planning applications. The alert will flag if smaller non- residential planning applications have been identified nearby the property. These are generally developments of under 250m2 found within 250m of the property.

Non-Residential Planning Applications (Large): This search alert uses data provided by Barbour ABI and is specific to larger non-residential planning applications. The alert will flag if larger non- residential planning applications have been identified nearby the property. These are generally developments of over 250m2 within 500m of the property. Very large non-residential applications will be included if they are within 750m.

 

AIR QUALITY

This search alert uses data provided by Aeris to identify Air Quality Management Area (AQMA), a location within a Local Authority Boundary where the National Air Quality Objectives are not likely to be achieved. The alert will flag if the property is within an Air Quality Management Area, up to a buffer of 500m.
