First digital land charges register to go live on 11th July
The digitisation and centralisation of the Land Charges registers by HM Land Registry has been a hot topic amongst conveyancers, local councils and search data providers alike for several years.
The aim of the project is to eliminate regional variations in the speed and format and create a single fee for obtaining the LLC1 (certificate of search), if required. It also means anyone can view the land charges register instantly and at no cost. Since autumn last year Land Registry have been preparing for the migration of data from 26 local authorities.
It has now been announced that, on 11th July, the new service will launch with digitised data from Warwick District Council. It is planned that the remaining 25 Local Authorities taking part in the first tranche will undertake a phased migration approach, due to complete in 2019.
Whilst there is still a long way to go with a full register several years down the line, instant access to the digitised land charges register is the beginning of a step change to improved efficiency in the delivery of data. It will allow PSG to further streamline and enhance the products and service provided to clients.
There also remains many unanswered questions around CON29 data, the other part of a local search. The Ministry of Housing, Communities and Local Government together with the Department for Business, Energy & Industrial Strategy has asked Land Registry to undertake a review into this which is due to report back soon.
PSG will be testing the new register prior to roll out and is working closely with Land Registry and other stakeholders to maintain and improve quality and service, driving forward positive changes to benefit the housing market.
